Sell & Associates, Inc is a sawmill in Milner, Georgia, run by John Sell, and it has been in business since 1972. In their words, "Every job milled at Sell & Associates is a custom cut order," so each customer's project is cut to that customer's own request. Their service area is Pike County. You can bring in your own logs. The mill cuts to specification logs from individuals or other log sources, and it resaws logs or cants. Other work includes rustic posts and beams, wide plank flooring 4" to 10" wide, timber frame materials in red oak, white oak and pine, structural trusses, board and batten and lap siding, pressure treated fencing, handrails, staircases and hand peeled logs. Their specialty is quarter sawn, tight-grained pine for renovating houses and barns from the 1800s and early 1900s. Species include loblolly, yellow poplar, white oak, pecan, hickory, walnut and eastern red cedar, along with harder-to-find ones like mulberry, sassafras, ginkgo and osage orange. Lumber can be sold green, air-dried or kiln-dried, and it can be stamp graded for a fee. Payment is 30% of the total order to start production, 60% when the wood is cut and ready for shipment or stacked for air-drying, and the balance at pickup or before delivery. All lumber is sold FOB the sawmill yard, and shipping is extra. Local delivery within a 40-mile radius of the mill is available for a fee. There is a 5 cents per board foot charge to unsticker and load an order, which you can avoid by doing it yourself. This suits a landowner who has logs or a specific project in mind and wants each piece cut to order. From sellandassociatesinc.com, read 17 October 2026.

Questions landowners ask

How many timber buyers and foresters serve Pike County?

5 businesses are listed for Pike County: 1 consulting forester and 4 buyers, loggers and mills. 3 of them have offices in the county.

How much is my timber worth in Pike County?

Nobody can tell you what your timber is worth without walking it. Value depends on the species, the size and grade of the trees, how thickly they stand, the ground conditions and how easily a logger can reach them. University of Georgia Extension publishes an annual timber situation and outlook report with recent quarterly figures, which tells you what the market is doing, not what your tract holds. Anyone who quotes you a figure without seeing the land is guessing, and a guess in that direction is rarely in your favour.

Do I need a forestry consultant to sell timber in Pike County?

You do not have to use one. A consulting forester works for you rather than the buyer, marks the timber, runs a sealed-bid sale and typically charges a percentage of the sale. Research from several state extension services has found that timber sold through a consultant often returns enough more to cover the fee, though results vary by tract and by market. The decision usually turns on the size of the sale and whether you have sold timber before.

Do I need a permit to cut timber in Georgia?

Georgia has no statewide permit for cutting timber on your own land, and state law forbids a county to require one or to charge a fee for a timber harvest notification. What a county may require is the notification itself: where its ordinance calls for one, the harvester files it before entering the property if possible and no later than 24 hours after entering, and the county may ask for a bond of up to $5,000 against damage to its roads. Not every county has an ordinance, so check with yours before work starts. Georgia's Best Management Practices are not a permit programme, but following them is how a harvest stays clear of the water-quality law that is enforceable.

What is timber worth in Pike County?

No price series is published for Pike County on its own. Georgia's latest published stumpage figures (University of Georgia Extension, Q3 2025) put mixed hardwood sawtimber at $26–$32 per ton. What your own timber brings depends on the species, the size and amount of it, and how far it is from a mill. A timber cruise by a forester settles it.
