Johnson Creek Hardwoods is a sawmill in Mt Carroll, Illinois, up on Daggert Road. They got started after a 1996 thunderstorm tore through their own hardwood forest, and they bought a sawmill the following spring just to use the damaged timber. It grew from there into a working mill. Today they saw lumber from more than two dozen Northwestern Illinois hardwood species, including walnut, cherry, and white oak. They also buy logs now and then as they come up locally, and they're glad to process town and yard trees too, not just forest timber. Besides sawing, they offer air drying, kiln drying, planing, and straight-edging. If you bring logs in, you can go "on shares," where you get half or more of the grade-sawn lumber back with no cash charge, though they say logs need to be good quality and a species they need, and they do reserve the right to turn a log away. Lumber comes out sold in random widths and lengths, with board footage marked right on each piece. They serve Carroll County. There's no stated minimum acreage, but Burl Maple and an Ash Pair show up among the jobs they've handled, giving a sense of the scale of logs they work with. Hours are by appointment only, since the Johnsons live right at the mill site but aren't always in the buildings. This fits a landowner with a storm-damaged tree, a yard tree, or a modest hardwood lot who wants quality lumber sawn and dried rather than a large commercial harvest. How much is my timber worth in Carroll County?

Nobody can tell you what your timber is worth without walking it. Value depends on the species, the size and grade of the trees, how thickly they stand, the ground conditions and how easily a logger can reach them. Anyone who quotes you a figure without seeing the land is guessing, and a guess in that direction is rarely in your favour.

Do I need a forestry consultant to sell timber in Carroll County?

You do not have to use one. A consulting forester works for you rather than the buyer, marks the timber, runs a sealed-bid sale and typically charges a percentage of the sale. Research from several state extension services has found that timber sold through a consultant often returns enough more to cover the fee, though results vary by tract and by market. The decision usually turns on the size of the sale and whether you have sold timber before.
