Warrensburg, NY

Lake George Forest Products is a sawmill in Warrensburg, New York, in the heart of the Adirondacks. They manufacture and distribute Eastern White Pine and Northern Hardwood lumber and millwork, working with hard maple, soft maple, white oak, hickory, and black walnut as well as pine. The business started in 1991, when Thom and Mary Becraft set out on their own after Thom spent years as a sawmill and dry kiln manager and sales manager for a larger New England company. The sawmill next to their Warrensburg warehouse was added in 2005, and the operation has stayed a family business since, with their son handling purchasing and grading and their daughter on accounting and shipping. Thom is a "certified softwood and hardwood lumber inspector." Their pine is "selectively harvested from slow growth timber," giving it a tight grain and high heartwood content, and it's graded from D Select up through Premium, Cabinet, Flooring, Furniture, Standard, and Industrial. On the hardwood side they offer kiln dried and green hard maple and soft maple, FAS and Rustic hickory, FAS/Common/Rustic white oak, and black walnut that's steamed to even out the sapwood and heartwood color. They serve Warren County. This fits a landowner in Warren County who already knows roughly what species they're cutting and wants a long-running Adirondack mill to talk lumber grades and inventory with, rather than a company that walks the woodlot and makes a standing-timber offer. How much is my timber worth in Warren County?

Nobody can tell you what your timber is worth without walking it. Value depends on the species, the size and grade of the trees, how thickly they stand, the ground conditions and how easily a logger can reach them. Anyone who quotes you a figure without seeing the land is guessing, and a guess in that direction is rarely in your favour.

Do I need a forestry consultant to sell timber in Warren County?

You do not have to use one. A consulting forester works for you rather than the buyer, marks the timber, runs a sealed-bid sale and typically charges a percentage of the sale. Research from several state extension services has found that timber sold through a consultant often returns enough more to cover the fee, though results vary by tract and by market. The decision usually turns on the size of the sale and whether you have sold timber before.
