Timber prices by state
What landowners are paid for standing timber, in every state, from each state's own published figures.
Quick answer
TimberClear publishes stumpage prices — what a landowner is paid for standing timber — for all 50 states, taken from each state's own forestry agency, extension service or tax department. 30 states publish their own figures; the rest carry the nearest published market, marked as such. Stumpage is not the same as a delivered or mill price, which is higher because it includes cutting and hauling. What a particular stand is worth is settled by a timber cruise.
Every figure on this site is a stumpage price — the money that reaches the landowner for timber still standing on the stump. It is not the delivered or mill price, which is what a mill pays once the wood has been cut and hauled in, and which is a good deal higher. Mixing the two up is the most common and most expensive mistake a first-time seller makes.
Prices come from each state's own forestry agency, university extension service, or tax department — whoever actually publishes them. Where a state publishes nothing of its own, we say so and show the nearest published market instead, marked as a regional figure. We do not buy price data and we do not make it up.

Questions about timber prices
What is stumpage value?
Stumpage is the price paid for timber while it is still standing — the money that reaches the landowner. A delivered or mill log price is what a mill pays once the wood has been cut, limbed and hauled to the yard. The difference between them is the cost of that work, and it is large enough that confusing the two will make timber look worth far more than it is.
Which states publish their own timber prices?
30 of the 50 states publish a price series of their own, through a state forestry agency, a university extension service, or a department of revenue that needs the figures to assess a timber tax. The remaining states publish nothing, so this site shows the nearest published market and labels it a regional figure rather than presenting it as that state's own.
Why do timber prices differ so much between states?
Three reasons. Species — southern pine, Appalachian hardwood and Pacific Northwest Douglas-fir are different products with different buyers. Mills — a state with several mills competing pays more than one with none, whatever the timber is worth on paper. And measurement — the South sells by the ton while much of the North and West sells by the thousand board feet, and board feet are counted under different log rules that are not interchangeable.
How much is an acre of timber worth?
There is no single answer, and the honest range is wide. It depends on the species, how big the trees are, how thickly they are growing, and the state's prices. Our free calculator asks those questions and works an estimate from the state's own published figures, as a range rather than a single number. Only a timber cruise, where a forester measures what is actually standing, settles it.
