Pine timber prices per ton, by state

What landowners in the Southern pine states are being paid for standing pine, per ton, from each state's own published report.

Quick answer

In the latest reports from the 10 Southern states that publish their own pine stumpage series, pine sawtimber brought $21.91 to $29 a ton, pine chip-n-saw $12.52 to $23.5, and pine pulpwood $3.72 to $9.5. These are stumpage prices, what the landowner is paid for trees still standing, not what a mill pays for logs delivered to the gate. Each state's figure is an average; what your own pine brings depends on its size, how much of it there is, and how far it is from a mill.

Pine in the South is sold by weight. A loaded truck crosses the scale at the mill, and you are paid for the tons, at a different price for each size of tree. That's why one tract can bring very different checks depending on how much of it is big enough for sawtimber.

The table below shows the latest figures each state publishes. Many Southern states take theirs from Timber Mart-South and republish them free through the state extension service. The report periods differ, so read the date before you compare two states.

Dollars per ton, stumpage. A dash means that state's report does not break that product out. A range means the source gave a range (for example, by region of the state).

States without their own pine series

These states don't publish a pine price of their own. Each figure below is the nearest published market, and the note says whose it is.

  • Alabama: sawtimber $17–$21 a ton (Q4 2025). Alabama publishes no free, maintained timber price series of its own, and Timber Mart-South's Alabama report is paid, so there is no Alabama-only figure to quote. The range above is not an Alabama number: it is the range a regional report gave for Tennessee, South Carolina and Alabama together in Q4 2025, and only for pine sawtimber. Treat it as a rough regional marker, not as your county's price.
  • Delaware: , chip-n-saw $18.54, pulpwood $8.27 (Q2 2026). Delaware has about 353,000 forest acres in total and publishes no price report. These are Virginia's statewide figures — the same Delmarva loblolly pine and mixed hardwood market.
  • Tennessee: sawtimber $17–$21 a ton, pulpwood $0–$4 (Q4 2025). Tennessee has no free maintained price series. These are the ranges reported for Tennessee in a regional article.

Why your pine may not bring the state average

A state figure is an average of many sales. Yours can land well above or below it. Distance to the mill matters most, because hauling comes out of your price before you see it. Size matters next: a stand that is mostly pulpwood earns the pulpwood price on most of its tons, however good the land is. Then how much there is, and how easy it is to log. Wet ground, a long haul road, or a small tract all cost the logger money, and that money comes off the price.

If your pine is close to the line between chip-n-saw and sawtimber, waiting can pay. Growing a size class up moves the same trees to a better price per ton. When to thin a pine stand and when is the best time to sell timber cover that decision.

Questions landowners ask

What is pine sawtimber worth per ton?

Across the 9 Southern states with their own published series, the latest pine sawtimber stumpage ran $21.91 to $29 a ton. Sawtimber is the biggest pine, the trees a sawmill turns into lumber, and it is the product that pays the most per ton.

What is pine pulpwood worth per ton?

The latest published pine pulpwood stumpage ran $3.72 to $9.5 a ton across 10 states. Pulpwood is the smallest pine, sold to paper and pellet mills, and it pays a fraction of what sawtimber does. The North Carolina Forest Service says pine sawlogs can be worth five to seven times more per unit of volume than pine pulpwood.

What is chip-n-saw?

The middle size of pine, between pulpwood and sawtimber. Mississippi State University Extension puts pulpwood at roughly 5 to 9 inches through the trunk at chest height and chip-n-saw at roughly 8 to 12 inches, and notes that chip-n-saw is a pine product only.

How do I turn a price per ton into a value for my land?

You need the tons. The price per ton times the tons of each product, added up, is the stumpage value. Tons come from a timber cruise, where a forester measures what is standing. Our free timber value calculator gives a ballpark from your acreage, the age and size of your pine, and your state's own prices.
