About Fall Line Consultants
Fall Line Consultants, also doing business as Fall Line Forestry, works out of Roswell. They are forestry consultants who also buy timber, and they have served landowners since 1986. They handle timber appraisals, timber cruising, forest management plans, timber sale layout and marketing, contract administration and supervision, selective timber marking, timber trespass and damage assessments, site prep and tree planting, prescribed burning, pre-development and spot timber sales, and hunting leases. They work with pine, hardwood, loblolly pine, and longleaf pine, and they are also licensed real estate brokers for timberland sales and purchases. Their foresters are registered in Georgia and Alabama. Their process for a timber sale runs in steps: they measure and value what you have, they spell out exactly how you want the timber harvested, down to road building and cleanup after logging, then they solicit sealed, lump-sum bids from multiple buyers so you're paid in full before cutting starts. Once you accept an offer, they close with a written contract and supervise the harvest start to finish. As they put it, "you stay in control of your land." No stated minimum acreage turned up, but the smallest job described on their site was a selective timber harvest on a 905 acre property north of Atlanta. They cover Georgia and name Alabama, South Carolina, Florida, Tennessee, North Carolina, Louisiana, Mississippi, and Virginia, with Atlanta Metro and North Georgia called out as a specialty. This fits a landowner with a larger tract in the Southeast who wants the whole sale process, from appraisal through sealed bids to supervised harvest, handled by one outfit. Can they handle a timber sale?
Selling standing timber properly takes three things. Here's what the state register credits this firm with.
Timber AppraisalAn estimate of what your standing timber is worth in dollars, based on how much there is, its quality, and current prices. When you are selling, settling an estate, dividing property, or need a value for taxes or insurance. What does this mean? → — not listed
works out what your standing timber is worth
Timber Cruise & Volume EstimateA field measurement of your standing trees — their species, sizes, and quality — that adds up to how much wood you actually have. Before you sell, so you go in knowing roughly what is out there rather than taking a buyer's word for it.What does this mean? → — not listed
measures and grades what's actually out there
Timber Sale & Contract AdministrationRunning the sale for you: advertising the timber, taking bids, writing the contract, and overseeing the logging so the agreed terms are met. When you want someone on your side handling the whole sale rather than dealing with buyers and loggers yourself. What does this mean? → — not listed
runs the sale and handles the contract
This firm isn't credited with all three, which doesn't make it a worse forester — plenty specialise in management planning, wildlife or wetlands. It does mean that if your goal is to sell timber, you'd likely need someone else for the part that's missing.
