Creveling Sawmill is a sawmill in Washington, New Jersey, working out of Warren County. The mill was started in 1962 and has been sawing hardwood and softwood lumber since. They buy both standing timber and logs, though log buying at the mill is the main business and standing timber is more of a side line. They need volume to make it worth their while: "we would need 10 or 12 trees (20-30 logs) to make it viable," so what you have has to add up to a truckload. Right now they are buying oak, locust, and sometimes tulip poplar for that purpose. Logs need to be piled where a log loader can reach them, since the hauling is subcontracted out. They'll also cut your own logs for a fee if milling is all you need. Besides sawing, they sell slab wood and firewood, delivered within 20 miles of the mill. Their lumber covers a wide range of species: Oak, Ash, Maple, Hickory, Locust, Poplar, Yellow Pine, Spruce, Larch, Hemlock, Cherry, Walnut, and Birch. Beyond Warren County, they work into New Jersey, Pennsylvania, New York, and Maryland. The family sums up the business as "Logs to Lumber plus a couple of other things." That fits a landowner who has enough standing timber or cut logs to fill a truckload of oak, locust, or tulip poplar, more than someone with just a tree or two to sell. How much is my timber worth in Warren County?

Nobody can tell you what your timber is worth without walking it. Value depends on the species, the size and grade of the trees, how thickly they stand, the ground conditions and how easily a logger can reach them. Anyone who quotes you a figure without seeing the land is guessing, and a guess in that direction is rarely in your favour.

Do I need a forestry consultant to sell timber in Warren County?

You do not have to use one. A consulting forester works for you rather than the buyer, marks the timber, runs a sealed-bid sale and typically charges a percentage of the sale. Research from several state extension services has found that timber sold through a consultant often returns enough more to cover the fee, though results vary by tract and by market. The decision usually turns on the size of the sale and whether you have sold timber before.
